Many property buyers in Bali are unaware that choosing a plot of land is not just about location and price, but also about legal restrictions. Understanding land zoning is key to making a safe and profitable investment.
In Bali, all land has a specific zoning status that determines what types of structures can be built on it.
- Red-zoned land is strictly for commercial use — such as shops, offices, beauty salons, and hotels — but operating a hotel requires an official hotel license.
- Pink-zoned land is designated for tourism-related buildings, such as hotels, restaurants, spas, and similar establishments.
- Orange-zoned land allows for mixed-use development — both residential and commercial — such as apartment buildings with shops or offices.
- Yellow-zoned land is suitable for residential use only: houses, apartments, and villas. However, renting out these properties requires either a proper license or partnership with a licensed management company.
- Green-zoned land is strictly for agricultural purposes — farms, greenhouses, and similar structures. This type of land currently causes the most issues, as permanent buildings are not permitted under any circumstances.
